Permitting with Anra Developments means I prepare, submit, and track the documentation a municipality requires before construction can begin, and I stay on the file until the permit is issued. As a building permit consultant serving Delta, BC and across the Lower Mainland, I handle building permits, demolition permits, rezoning applications, and development variance permits, along with the back-and-forth with municipal planning and building departments that most homeowners aren't set up to manage themselves. That means assembling the application package to each city's submission standard, responding to reviewers' comments and revision requests, coordinating with the designers and engineers whose stamps the city needs, and shepherding the file through review to issuance. Think of it as permit expediting in BC done properly: not just dropping a package at the counter and hoping, but actively managing the file so the project can break ground without avoidable delay. Delta, Surrey, Langley, and White Rock each have their own bylaws, submission requirements, and review timelines, and I know what each municipality wants to see before it says yes.
When it's necessary
Permitting help matters most when a project can't proceed without municipal sign-off, which is most of the time. Any new custom home, duplex, or multiplex build requires an approved building permit before construction starts, so if you're building from scratch, this service is necessary, not optional. It's also the right call in a rezoning or variance situation, where the lot doesn't currently meet the intended use and the city needs to be convinced to allow it, a process that's slower, more political, and far harder to navigate without someone who does it regularly. And it's the right fit for a client who already has a design, from a separate architect or a previous engagement, but has no one managing the municipal approval process itself, which is how permits end up stalled at the counter or coming back with revision letters no one understands. If you've ever watched a project sit because a reviewer's comment went unanswered for three weeks, you already know why this matters.

03What's required
A permitting application in Delta, Surrey, Langley, or White Rock starts with permit-ready drawings, typically produced during the custom home design stage, including floor plans, elevations, sections, and the construction details the city expects to see. I also need a site survey and any required engineering reports: structural letters, geotechnical reports where the lot calls for them, and mechanical or energy compliance documentation depending on the municipality. For rezonings and variances, a planning rationale is usually required, which I can prepare. If you already have a file number or prior correspondence with the city, share it; context speeds everything up. The one thing I won't promise is a specific approval timeline, because municipal review timelines vary by city and by project complexity and shouldn't be assumed to be fast; what I can do is make sure the package is complete, the questions get answered quickly, and nothing stalls on our end. The clearer the submission, the fewer the rounds of review, and the fewer the rounds, the sooner you break ground.
