As a construction consulting practice serving Delta, BC and across the Lower Mainland, I assess lots for buildability, run zoning and density checks, give you a realistic construction cost range, and tell you whether a custom home, a duplex, or a multiplex is the highest and best use of your land. This is development consulting grounded in what actually gets built, not a theoretical report, because I'm the one running the builds, the feasibility numbers I give you are tied to real construction costs, real permitting timelines, and real market conditions in the municipalities I work in every week. 03What's required
A consulting engagement in Delta, Surrey, Langley, or White Rock starts with basic property information: the lot address (or the listing, if you haven't bought yet), lot size, and any zoning details you already have, plus a clear sense of what you're trying to achieve: a family home, rental income, resale, or a combination. If you have existing drawings, a concept sketch, or a pro forma, bring that too, because the more context I have the sharper the answer. From there I pull the zoning, the setbacks, the density rules, and the servicing situation for your specific lot and municipality, then come back with a written feasibility summary and a realistic cost range. The one thing I need from you that's harder to put on a checklist is openness: openness to hearing that a concept may need to change to be feasible, that a lot may not support the unit count you hoped for, or that the budget range doesn't match the scope. That kind of honesty is the whole point of the engagement: better to hear it before you buy, before you design, and before you permit than after you're committed.
