03What's required
A duplex build in Delta, Surrey, Langley, or White Rock starts with confirming zoning and lot eligibility for duplex use, and zoning requirements vary by municipality, so what's permitted in one city may not be in another. You'll need a title search, a survey, and confirmation of available utility connections, since two units carry different servicing requirements than a single home. If the units will be sold separately, you'll need to decide on subdivision or strata titling early, because that decision shapes the design and the permit path. From there the build requires permit-ready design and engineering: floor plans, elevations, structural details, and the parking and setback studies the city wants to see. And because duplex construction carries different servicing, permitting, and sometimes parkade costs than a single-family build, the most important requirement is a realistic budget conversation up front.
