03What's required

You'll need title information, a recent survey if one exists, and any restrictive covenants or strata bylaws that apply to the property. From there, the build requires permit-ready construction drawings, which means working with a designer or architect on floor plans, elevations, and structural details, something we handle in-house as part of our custom home design and build service. Municipal permitting is required before any construction begins, and each city (Delta, Surrey, Langley, and White Rock) has its own bylaws, setback rules, and review timelines that the application has to satisfy. The most important requirement, though, is an honest budget and timeline conversation up front: a realistic budget range and a clear idea of how you want to live in the space. The earlier you bring us into the lot evaluation, the more we can save you before the first shovel goes in.
