01What it is

When it's necessary
A multiplex becomes the right choice when a lot can legally carry three or more units and the owner's goals align with higher density. That might be because the lot is eligible under BC's small-scale multi-unit housing legislation, or because it's a candidate for rezoning in a municipality that's actively encouraging infill and densification. It's the right move for a developer or landowner who wants to maximize a lot's density and long-term return rather than build a single custom home, or for a family or investor group that wants multiple units on one property, for rental income, multi-generational living, or a combination of both. If two units is the right scale for your lot, our duplex construction service may be the better fit. A multiplex also makes sense when an aging property on a well-located lot is worth less than the land underneath it, and redevelopment to a higher density is the better return. And as more municipalities in the Lower Mainland open up multiplex-friendly zoning, a lot that couldn't carry three units a few years ago may be able to today. 03What's required
A multiplex build in Delta, Surrey, Langley, or White Rock begins with a zoning and unit-count check at the local municipality, and the maximum unit count varies by city and by lot, so what's permitted in one location may not be in another. You'll need a title search, a survey, and confirmation of servicing capacity for multiple units, because water, sewer, and hydro connections that serve a single home may need upgrading to serve three or more. From there the build requires permit-ready design and engineering suited to multi-unit construction: floor plans, elevations, structural details, parking and setback studies, and in some cases a geotechnical report or a Phase 1 environmental review. Because a multiplex carries more complexity than a single-family or duplex build, including longer permitting, more trades, higher servicing costs, and a longer construction timeline, the most important requirement is a realistic budget and timeline conversation up front.
